A water bill that suddenly rises, a faint musty smell, or a water meter that moves when every tap is off can point to the same problem: water is escaping somewhere it should not. Knowing how to test for hidden water loss gives you a sensible first check before a small leak becomes damaged plaster, mould, wasted water or an expensive repair.

The aim is not to pull up floors or open walls yourself. It is to establish whether there is likely to be a leak, narrow down where it may be, and call a specialist promptly when the signs justify it. This matters particularly in homes that are left empty for part of the year, where a slow leak can continue unnoticed for weeks.

Start with your water meter

Your water meter is often the clearest way to check for an unseen leak on the supply pipe or within the property. Choose a time when nobody needs water for at least 30 to 60 minutes. Switch off taps, showers, appliances using water, irrigation systems and the washing machine. Make sure toilets have finished filling too.

Find the meter, usually close to the property boundary, in a meter box, or near the incoming supply. Take a photograph of the reading so you can compare it accurately. Isolate the house supply if you can

Where accessible, turn off the internal stopcock or isolation valve after taking an initial meter reading. Then watch the meter again.

If the meter continues to move with the house supply isolated, the leak may be on the external pipe between the meter and the property, or within an outdoor branch that has not been isolated. If it stops, the issue is more likely inside the house or on pipework supplied after the stopcock. Check the common sources of hidden water loss

Before assuming a leak is under a floor, check the parts of the home that can waste water without obvious flooding. These straightforward checks can occasionally save the cost of a call-out and help rule out simple faults.

A running toilet is a frequent culprit. Add a few drops of food colouring to the cistern and wait 15 to 20 minutes without flushing. If colour appears in the bowl, the flush valve is allowing water through. Look beneath sinks and around washing machines, dishwashers, boilers and water heaters for dampness, staining or white mineral deposits. Check flexible hoses and visible valves carefully. Outside, inspect taps, garden irrigation connections, pool equipment and any visible pipework. An irrigation system can lose a surprising volume of water, particularly where a pipe is buried beneath a terrace or garden. Turn the system off at its controller and isolation point, then repeat the meter test if necessary.

Look for clues inside walls, floors and ceilings

Hidden leaks do not always produce a dramatic wet patch. Slow losses often reveal themselves gradually through changes in the building fabric. Pay attention to a persistent damp or earthy smell, peeling paint, swollen skirting boards, lifting floor tiles, cracked grout, discoloured plaster, bubbling finishes, or mould returning after cleaning.

Warm areas on a tiled floor can suggest a leak from hot-water pipework or underfloor heating. Conversely, a cold, damp patch may indicate a cold-water leak. Neither is a diagnosis on its own. Sun exposure, air conditioning lines and poor ventilation can create similar effects, which is why breaking into a wall based on a stain alone is rarely the best first move.

Ceiling marks should be treated urgently, especially below bathrooms, terraces or roof areas. Water can travel along pipes, joists and concrete before appearing somewhere else, so the visible damage is not necessarily directly beneath the fault.

Carry out a simple pressure check

A pressure change can support the evidence from your meter test. First, make sure all water outlets are off. If your property has a pressure gauge on a boiler, pump or filtration system, note the reading and check it again after 30 to 60 minutes without using water.

A falling pressure may indicate a leak, but it depends on the system. Pressure can alter naturally as water temperature changes, and a boiler gauge relates to the heating circuit rather than the domestic water supply. A low or changing reading is therefore a clue, not proof.
